Derbyshire Sellers, Don’t Get Caught Out

Derbyshire Sellers, Don’t Get Caught Out

How do you know whether an asking price is right for your Derbyshire home? Our Sales Director, James Cope, shares what to ask about valuations, buyer interest and the plan if your home doesn’t sell.
Three estate agents can visit the same home and come away with three different valuations. For sellers, the challenge is knowing which figure is grounded in evidence and what to ask before choosing an agent.

Our Sales Director, James Cope, was recently featured on the Leading Estate Agents of the World podcast, sharing his experience of the Derbyshire property market. He has worked across our family business since 2012, including in lettings, accounts, property management and sales.

James’s advice to sellers is to look beyond the headline figure. Ask how the agent reached their valuation, which comparable properties they considered and what they believe buyers are likely to pay. A clear explanation can tell you more than a high number on its own.

He also suggests asking a question that can be overlooked at a valuation:

If the home doesn’t sell at this price, what’s the plan?

Agreeing how often you’ll review progress, how viewing feedback will be shared and when you might reconsider the approach can make the process clearer. Regular conversations give you and your agent the chance to respond to feedback and changing circumstances together.

The discussion also covers preparing to buy. Before making an offer, buyers should understand what they can afford and think about where they stand with their own sale. That position can affect what they feel comfortable offering for their next home.

James also talks about property chains and how communication between buyers, sellers and the professionals involved can affect the moving process. For landlords and investors, the conversation raises questions about selling with tenants in place and understanding the responsibilities involved. Anyone considering a rental property or a house in multiple occupation should check the current requirements with an appropriate professional.
Derbyshire has a wide mix of homes and local markets. James’s advice is to understand the evidence behind the asking price, agree a clear plan and keep communication open as your move progresses.
