There are some business milestones that feel particularly special, and opening the doors to our new Cope & Co. office in Alfreton is certainly one of them.
Of course, a new office is exciting. There is a new shopfront, a new team base and a new place for people to come in and speak to us. But this opening means much more than putting our name above another door.
It is about returning properly to an area where we already have longstanding relationships, personal connections and a real sense of belonging.

A new office, but not a new relationship
Our connection with Alfreton did not begin when we found the right premises.
In 2022, we acquired Amber Homes, a local independent agent like ourselves. Many of the landlords, sellers and property owners we met through that business are still clients of ours today. Those relationships have continued to grow, and they have given us a genuine understanding of the area, its property market and the people who live and invest here. That history spurred us on to get local once again!
We are not arriving in Alfreton without any local context and simply expecting people to recognise our name. We are building on relationships that already exist and giving our clients a permanent, accessible base closer to home.
There are personal ties here too. Cope & Co. owners, Susan and Daren, bought their first home together in nearby Kilburn. They know the area not only as property professionals, but as people who began an important chapter of their own lives here.
We are also proud sponsors of Alfreton Lions. Supporting a local club is one small way of demonstrating that we want to participate in the community, rather than simply trade within it.

Why Alfreton, and why now?
Opening in Alfreton feels like the natural next step for Cope & Co.
We have spent more than 25 years developing our approach to selling, letting and managing property across Derbyshire. During that time, we have worked through very different markets and helped people through thousands of important property decisions. Becoming an Alfreton estate agent allows us to bring that experience to the area through a dedicated local team and a permanent presence on the ground.
Although the office is in Alfreton, our focus extends well beyond the town centre. We will be serving homeowners, buyers, tenants and landlords across the wider area, including South Normanton, Somercotes, Riddings, Leabrooks, Tibshelf, Blackwell, Shirland and the surrounding Amber Valley communities.
Property markets do not stop neatly at postcode boundaries. People move between these towns and villages for work, family, schools and lifestyle reasons, so our advice and marketing need to reflect the wider area in which people are actually searching.

Does Alfreton really need another estate agent?
It is a fair question!
Our honest answer is that Alfreton doesn't need another estate agent simply for the sake of having one. It doesn't need another name on the high street offering exactly the same service in exactly the same way.
What we believe Alfreton and the wider area deserve is a meaningful choice.
We have a very clear idea of what a great estate agent should be. It should be an agent that gives honest advice, even when that advice is not the easiest thing to say. It should provide a realistic, evidence-based valuation rather than an inflated figure designed purely to win an instruction.
A great agent should present every property properly, communicate regularly and take responsibility for moving a sale forward. Sellers should not have to chase constantly for an update or wonder who is actually dealing with their home.
Landlords should receive more than a tenant-finding service and a monthly statement. They should have access to experienced people who can help them understand changing responsibilities, protect their investment and make informed long-term decisions.
Buyers and tenants should also be treated fairly and respectfully. They are not an inconvenience or simply the other side of a transaction. They are people making important decisions about where they are going to live.
That is the standard we want our Alfreton office to represent.

Local people and genuine local knowledge
An office is only as good as the people inside it. Our Alfreton branch will be staffed by local people, supported by experienced valuers who know the area and understand the differences between its individual towns, villages and neighbourhoods.
That knowledge cannot be replaced by an automated valuation or a quick search of recently sold prices. Technology and data are enormously useful, and we use both, but an accurate valuation also requires human judgement.
It means understanding why two apparently similar properties may attract very different buyers. It means recognising the importance of a particular road, school, transport connection or style of home. It means knowing what buyers and tenants are asking for now—not only what somebody paid several months ago.
For our existing landlords, there will also be continuity. Simon Joyce will remain their lettings contact, so opening a new office does not mean losing the familiar relationships they already value. It simply means adding more local support around them.

An education-first approach
One of the principles at the heart of Cope & Co. is our education-first policy.
Property can be unnecessarily confusing. Sellers are faced with different valuations, fees, contracts and marketing promises. Landlords are expected to understand an increasingly complex set of responsibilities. Buyers may be navigating mortgages, surveys and chains for the first time.
We do not believe the answer is to apply more pressure. We believe the answer is to provide better information.
Our job is to explain the market, present the available options and help each person understand the likely advantages, costs and risks. Once somebody has that knowledge, they can make a decision that is right for their circumstances. That may mean advising a seller that now is the right time to launch. It may mean suggesting that they complete some work first. It may even mean telling them that moving is not currently their best option.
For landlords, it means explaining what changing regulation means in practice rather than simply sending a generic update full of legal terminology. It means helping them understand compliance, rental values, maintenance planning and the long-term performance of their investment.
We want clients to leave a conversation with us feeling clearer and more confident, even when they are not yet ready to instruct us.

Our Landlord Connect initiative supports the same education-first philosophy.
Landlords should not only hear from their agent when a tenancy is due to renew or when something has gone wrong. They need ongoing access to useful information, practical guidance and people who understand the realities of owning rental property.
Landlord Connect is about maintaining that conversation. Helping local landlords stay informed, ask questions and make better decisions as the rental sector continues to change.
It is another example of our wider belief that good estate agency is not simply about processing transactions. It is about sharing knowledge, building relationships and being useful to the people we serve.

We are incredibly proud of how Cope & Co. has grown, but we remain an independent family business with a simple philosophy; relationships should always come before transactions.
